The issue started after the state introduced a fully digital system for property registrations, allowing buyers and sellers to complete the process online without physical paperwork or middlemen.

This new UP e-registration property system was designed to make registrations faster, more transparent, and easier for property buyers. The digital process aimed to reduce paperwork, simplify documentation, and allow transactions to be completed remotely. However, the decision quickly led to protests from deed writers, who believed that the new system could directly affect their livelihood.

Deed writers in Noida and Greater Noida went on strike, raising concerns over losing their traditional role in preparing and processing sale deeds. They argued that a complete shift to online registration would create challenges for many buyers who still rely on offline assistance and legal guidance during property transactions.

After discussions with the protesting groups, the Uttar Pradesh stamp and registration department revised the policy. Officials clarified that the UP e-registration property system will now be limited to selected categories such as gift deeds, family settlements, partition deeds, and certain low-risk transfers. Regular sale deeds and major property transactions will continue through the existing offline registration process.

This move is being seen as a temporary balance between digital transformation and practical ground realities. The government is still pushing for modernization, but with a phased approach to avoid disruption in the real estate ecosystem.

For homebuyers, this means there will be no sudden change in the regular property buying process. Buyers can continue with the traditional registration system while selected categories gradually move online. This ensures stability in ongoing transactions, especially in high-demand markets like Noida and Greater Noida.
